To encourage homeownership among returning service members from World War II, the U.S. government established a military loan guaranty program in 1944. Since then, the VA Loan program has helped place more than 20 million veterans and their families into an affordable home financing plan.
The VA loan is guaranteed by the federal government and issued by approved lenders and banks across the U.S. The VA loan program still offers home financing with No Money Down and is perfect for home buyers in Little Rock, Fort Smith, Fayetteville, Springdale or Jonesboro
Today, our returning service members still rely on the VA Home loan program. The VA mortgage continues to be a lifeline for military homebuyers, many of whom encounter difficulty when faced with tough credit standards and down payment requirements. The VA Loan is designed specifically for those who have served, which means there are some requirements to be met. You may be eligible for a VA Home Loan if you meet one or more of the following requirements:
- You have served 90 consecutive days of active service during wartime
- You have served 181 days of active service during peacetime
- You have more than 6 years of service in the National Guard or Reserves
- You are the spouse of a service member who has died in the line of duty or as a result of a service-related disability
If you are eligible and have completed the requirements above, you then apply to receive your Certificate of Eligibility. While you don’t need your COE in order to start the loan process, it is a very important part of your loan application. Our trained staff can assist you with obtaining a copy of your COE. VA loan applicants are required to reach any kind of certain income to use their home loan benefits; however, borrowers are expected to have a stable, reliable income that will cover monthly expenses – including their new mortgage payment. The VA home loan offers some great benefits to Arkansas home buyers:
